Do I have an inventory of my personal belongings?
Complete a room-by-room inventory, listing the approximate value of your possessions. E-mail for a free inventory booklet today. Keep the completed list in a safe place outside your home, such as in a safe-deposit box or at your office. Photograph or videotape each room, if possible, and keep this visual record with your inventory.

What if I live in a condominum or an apartment?
If you own a condo, the condo association may pay for the insurance protection on your building, as well as liability protection if anyone is injured in common areas. You may need to buy your own liability insurance. Read your association's policy carefully to determine if you are adequately covered, then purchase additional protection if necessary.
If you rent an apartment, house or duplex, the owner's property and liability are covered by his/her own insurance, but your property and liability are not. You may be held liable, as well, for damages to the owner's property done by you. You can purchase insurance for your personal possessions as well as liability protection under a renter's policy.

How Can I Reduce My Insurance Costs?
1. Raise your deductible.
Your deductible is the portion of each loss you pay before your insurance company will begin paying for your covered loss--often an amount such as $500 up to 1% of your coverage. The higher the deductible, the lower your insurance premiums. In determing a deductible, you must decide how much you can afford to pay up front in the event of an unexpected loss.

2. Reduce the risk of theft.
Consider installing a burglar alarm or at least dead bolt locks on all outside doors. Check with your local police department for information on how you can get involved with your Neighborhood Watch program.

3. Ask about discounts for safety features.
Such as an automatic sprinkler system, central burglar or fire alarm, dead bolt locks, smoke detectors or fire extinguishers.

POLICY COVERAGES
|
A basic home owners policy covers perils, which are specifically named risks such as
lightning, theft, fire, smoke, wind and explosion. With this type of policy, any risk that
is not mentioned specifically in your policy is not covered. You can also purchase special
policies that cover the house for all perils except those explicitly excluded by the
policy, such as pet damage.
The following
illustrates typical coverage under a standard homeowners
policy.
Dwelling Coverage
Residence, attached/built-in garage.
Most Frequently Excluded are:
- Earthquakes, except by a special endorsement
- Floods
- Pet damage
- Damage by birds, rodents and insects
- Pollution damage
- Water damage resulting from flood or sewer
backup, except sewer back up coverage by a
special endorsement
- Deliberate damage you do to your own or
someone else's property
- Normal wear and tear
- War
Other Structures
Includes structures you own that are
not attached to the house, such as
storage sheds, fences and barns.
Motor vehicles such as your lawn
mower or motorized wheelchair are
covered, but your automobile must be
covered by a separate auto insurance
policy.
Personal Property
Covers damage, theft(some items subject to special limits)
or destruction of items such as televisions, stereos, furniture,
etc.
Additional Living Expense
Covers the additional costs of living in case you have to move
out of your home and live in a hotel or rental while
it is being repaired for a covered loss.
Also covered is the loss of fair
rental value of that portion of your
home which is usually rented to
others.
Basic Liability and Medical Payments to Others
Covers expenses in the event you are
found to be legally responsible for damages or injuries to others,
on or off you property. A minimum of $25,000 protection comes
with a Texas policy, with available limits up to $300,000 for
liability.
A minimum of $500 and a maximum
of $5,000 is available for medical expenses.
Exclusions May Include:

The New Mold Endorsement
|

Everything you need to know about the new mold endorsement.
According to Commissioner Montemayor, "The HO-162A endorsement is intended to effectively return coverage to
what it was prior to the recent sharp escalation of mold
claims."
Endorsement No. HO-162A Homeowners Amendatory
Effective Mandatory Endorsement
January 1, 2002 (Applicable to Form HO-B only)
SECTION I - EXCLUSIONS, Exclusion 1. f. is amended to read as follows:
f. We do not cover loss caused by:
(1) wear and tear, deterioration or loss caused by any quality in property that causes it to damage or destroy itself.
(2) rust or rot.
(3) dampness of atmosphere, extremes of temperature.
(4) contamination.
(5) rats, mice, termites, moths or other insects.
We do cover ensuing loss caused by collapse of building or any part of the building, water damage or breakage of glass which is part of the
building if the loss would otherwise be covered under this policy.
SECTION I - EXCLUSIONS, Exclusion 1. l. is added to read as follows:
l. We do not cover loss caused by or resulting from mold, fungi or other microbes. However, we do cover ensuing mold,
fungi or other microbial losses
caused by or resulting from sudden and accidental discharge,
leakage or overflow of water steam if the sudden accidental discharge,
leakage or overflow of water or
steam loss would otherwise be covered under this policy.
Sudden and accidental shall include a physical loss that is hidden or concealed for a period of time until it is detectable. A
hidden loss must be reported to us no later than 30 days after the date you detect or should have detected the loss.
For purposes of this exclusion, ensuing mold, fungi or other microbial losses covered under this policy include reasonable and necessary
repair or replacement of property covered under Coverage A(Dwelling) and/or Coverage B(Personal Property).
We do not cover the cost for remediation, including testing of ensuing mold, fungi or other microbes. We do not cover any increase in
expenses for Loss of Use and/or Debris Removal due to remediation and testing of ensuing mold, fungi or other microbes.
Remediation means to treat, contain, remove or dispose of mold, fungi or other microbes beyond that which is required to repair or replace
the covered property physically damaged by water or steam. Remediation includes any testing to detect, measure or evaluate mold, fungi or other mmicrobes and any
decontamination of the residence premises or property.
